Underwrite from the engineering up
Cost modeling, feasibility and underwriting are built on an engineering basis before capital is committed.
Entitle with local relationships
Entitlement strategy, platting and development agreements are led by principals who work with municipalities across the Williamson County corridor.
Work with an affiliated builder
Working with an affiliated general contractor keeps horizontal and vertical execution closely coordinated on projects of affiliated companies.
Coordinate the field
Scheduling, cost control and subcontractor coordination are handled by the construction lead at Blue Rock Construction.
Construction through Blue Rock Construction
Blue Rock Construction LLC is an affiliated general contractor and a separate company, operating from Georgetown, Texas, with field construction led by Ryan Heine as Construction Manager.
It is general contractor on residential programs of affiliated companies, on client-owned custom homes, and on municipal and commercial site work for owners across Central Texas.
Underground utilities
Installation of water supply, sanitary sewer, storm water and reclaimed water lines, lift stations, and storage and distribution networks for commercial and residential developments, built from plans prepared by the project's licensed engineer and with licensed trades where required.
Development services
New site and road construction, site renovations and subdivision infrastructure construction, built to the owner's plans and specifications, with schedule and price set in a written contract.
Construction management support
Coordinating bid packages, routing submittals and shop drawings to the project's design professionals, site reports, record (as-built) drawings from field markups, and schedule monitoring.
Custom homes
Client-owned custom homes built on a fee basis, with Blue Rock Construction coordinating a roster of qualified trade subcontractors.
Design/build
For owners who know what they want but not where to start: Blue Rock Construction leads a team from the first conversation through completion, with licensed design professionals (architect or engineer, as the project requires) engaged for the design. Design services are performed by those licensed professionals.
General construction
Commercial and residential projects built from the ground up, delivered with licensed design professionals and trade contractors as the project requires, plus smaller custom, repair, make-ready and outdoor-structure work.
VA Builder Validation
Validated by the U.S. Department of Veterans Affairs for VA-financed new construction (VA vendor number available on request). Validation is not a VA endorsement or guarantee of any home.
City of Belton
Registered contractor with the City of Belton.

Blue Rock Capital Group sponsors development projects and manages joint ventures that sell finished lots to homebuilders.
Joint ventures
At The Grove at Granger, Blue Rock Capital Group is the manager of the joint venture; its venture partner brought the entitled land into the venture.
Lots for homebuilders
We entitle and develop lots for sale to homebuilders. At The Grove at Granger, lots are under contract for sale to a homebuilder.
Affiliated general contractor
Blue Rock Construction, an affiliated general contractor, may be engaged under a separate written contract for construction work on development ventures. At The Grove at Granger, Blue Rock Construction is the contractor for the horizontal work.
Prime developer
Blue Rock Capital Group can contract with an owner as prime developer and, with the owner's agreement, subcontract construction to Blue Rock Construction, an affiliated company.
